Are you licensed?
Yes, in the State of Florida Residential and Commercial Real Estate Sale and Property management fall under the same license. -
Do you sell real estate too?
Yes. For many of our customers we have built a relationship over years and have earned their trust. We are who they call to sell their property. For new customers, our experience helps us to be more qualified to help them make a personal purchase or an investment purchase. When ready to sell we understand the value of the property and are able to market the property to its potential. -
Can I reach you after hours?
Yes. My personal cell phone number is available to all owners. Most owners have both my personal phone number and email address. -
Do I get to see the lease or sign it?
You are always welcome to review the lease. We have our leases drawn up by an attorney. A residential lease is going to keep a regular format. We work to streamline a commercial lease, each property can have a few variables that need to be addressed. When we list a property one form is a power of attorney to sign the lease for the owner. -
How is rent collection handled?
We want rent payment to be as easy as possible. We offer online payments, we have a physical mailing address, online bill pay or if a resident would like to drop off a check, they are always welcome. -
How long of a lease do you sign?
12 months is most common for residential properties. Commercial leases can have longer ranges and even renewal options from the start. We want to remain flexible for the needs of the property and the property owner. -
How and when do I receive payment?
Our normal payment distribution is the 10-15 of the month. This allows for days the bank is closed and if the payment comes in after the 1st. -
Can you put the money directly into my account?
Yes. We are set up for remote deposit services. We are able to direct deposit funds to an owner's account at no extra charge. -
How much security deposit do you charge the tenant?
If an applicant has an accepted application with no conditions, the deposit would be the same as the monthly rent. -
Who holds the tenant security deposit?
We hold the security deposit in an account set aside for security deposit funds. This money is held the entire time a tenant remains in the property. -
What type of reports do I get and how often?
Our system offers a variety of accounting reports and property reports. These are available 24/7. These reports allow you to see what information is most important to you. -
How soon can you start managing my property?
We can have your property up today. Residential traffic is steady, people are looking for homes and work to make a choice in the middle of a month getting ready for their move. Apartments are always able to advertise the options available and the goal is to have a waiting list. Commercial is a little more specific on the tenant/business needs. Regardless of the type, the sooner we have your property marketed, the sooner we can find the right fit.
